Luxury Home Renovation and Extension in Holland Park
This 1930s detached villa in Holland Park has been transformed into a contemporary family home. The existing fabric was carefully preserved, while a substantial new basement was carved beneath. Originally 478 m², the property has been extended to 745 m² across four floors. The basement adds the equivalent of a second residence to the property — without altering its outward presence on the street.
A bronze-clad rear extension reorganises the ground floor. It opens the house to the garden through a new family living area, breakfast space and open-plan kitchen. The ground floor also includes a grand entrance, reception room, study and formal dining room.
Below ground, the new basement houses a swimming pool, spa, cinema room and gym. A self-contained two-bedroom guest flat sits alongside, with its own living room and kitchenette. Upstairs, the upper floors hold the master suite with en-suite bathroom and walk-in closet. Four further bedrooms with shower rooms, a playroom and a loft bedroom complete the home.
Sustainability shaped the renovation throughout. The villa features thermally insulated walls and roof, underfloor heating across all floors, and mechanical ventilation with heat recovery. Dual air conditioning and integrated lighting and AV systems were also installed.
